Owner's Representation
We will work with you to determine your needs, vision, and desired level of involvement in the project. As your representative and project manager we will drive the project forward, build a team, collaboratively solve problems, and meet the established project goals. Our experience and technical understanding of the financial, entitlement, legal, environmental, design and construction components of any project allows us to anticipate issues and mitigate the risk of unforeseen problems throughout the project lifecycle.
Tenant representation
We will coordinate with your team to manage all aspects of your projects from establishing programming and location needs to move in. We can help with agent selection or work with your agent to identify a list of potential buildings, conduct due diligence, and help with lease negotiations. Once a building is selected we will work with you to select, build, and contract with a design and construction team. With an established team we will work together to mitigate potential problems and meet the established project goals including budget, quality, and schedule.
Due Diligence and Project Feasibility
We assist property owners, developers, and investors through the initial due diligence phase, helping all interested parties to understand the financial, legal and physical facts and limitations of the property. We will identify potential development options, risks, unknowns, and potential risk mitigation strategies. From there we can create a development plan, a budget, and a schedule. If needed we can work with the owner to develop a pro forma to solicit equity and debt financing.
Entitlements and Permitting
Our team helps clients navigate the complex world of entitlements and permits. We have broad experience collaborating with land use professionals, including attorneys, municipal officials, and planning boards to develop strategic plans and secure necessary approvals such as variances, re-zoning, and special permits. Our proactive approach extends beyond individual applications to managing your approval process across multiple city departments, state, and environmental permitting. By anticipating challenges and navigating complex requirements across all jurisdictions, we mitigate potential problems while maintaining project momentum.
Design and Construction Management
Our most significant impact on a project's success occurs during the pre-construction phase, where we collaborate with you to define your specific goals. With these objectives in mind, we assist in the selection, procurement, and management of your project team, skillfully balancing competing interests to ensure your goals are achieved. As your representative throughout the construction phase, we remain focused on your specific objectives and the three critical components of every project: quality, schedule, and budget.

Leveraging our real estate development expertise, we partner with you to align campus objectives with market viability and financial strategy. Our process includes attracting and evaluating competitive developer proposals, negotiating favorable terms, and overseeing the project from approvals through construction.
